Why Saudi Arabia
Saudi Arabia is the Gulf's largest economy and the beating heart of one of the most ambitious national transformations in the world. Under Vision 2030, the Kingdom is directing trillions into giga-developments such as NEOM and The Line, the Red Sea luxury tourism project, Qiddiya, Diriyah Gate and New Murabba, alongside the established markets of Riyadh and Jeddah. For an investor, this is a rare moment: a market being rebuilt at scale, newly opened to foreign buyers, in a jurisdiction with 0% personal income tax. Owning qualifying property here can also open the door to long-term residency in the Kingdom.
The appeal rests on three pillars. First, Vision 2030 growth and giga-projects are creating entirely new districts and asset classes, with strong rental demand in Riyadh and the fast-growing Eastern Province. Second, landmark foreign-ownership reforms (a new property law effective January 2026, with designated zones subsequently published for Riyadh and Jeddah) now give non-Saudi buyers clearly defined areas in which to own. Third, the tax environment is compelling: no personal income tax, no wealth tax and no inheritance tax for individuals. The outcome for a qualifying investor is residency in the Kingdom, not a second passport.
Saudi Arabia's Premium Residency (widely known as the Saudi Golden Visa) includes a dedicated Real Estate Owner category. In plain terms, owning qualifying residential property valued from around SAR 4,000,000 (approximately USD 1,000,000) can qualify the owner for a real-estate-linked premium residency. The property must be a developed residence rather than land alone, and be appraised by a TAQEEM-accredited valuer. This grants the right to live, work, invest and self-sponsor in the Kingdom, with the family included as dependents. Learn how property ownership translates into status on our Saudi Premium Residency page, and compare it with other options on the best golden visa programmes hub.
Clarity matters. This route delivers residency, not citizenship; Saudi naturalisation is a separate and difficult process, and Premium Residency does not lead directly to it. The real-estate category carries a high property threshold and specific conditions, including professional valuation and eligible, developed residential property. Foreign-ownership rules apply by zone: qualifying areas are defined by law, and Makkah, Madinah and certain border regions carry restrictions. Thresholds and eligible locations can change, so figures here are indicative and should be confirmed against current official sources. A Mirabello specialist confirms the prevailing thresholds, the eligible zones and the right structure for your circumstances.
