Oman is the Gulf's quietly compelling property market. While the region's attention has centred on Dubai and Riyadh, the Sultanate offers something increasingly rare: a stable, well-governed and genuinely emerging market where a qualifying purchase can also secure long-term residency for you and your family. For investors who value entry pricing, strong rental yields and a calmer pace than neighbouring hubs, Omani real estate deserves a serious look.
Oman combines Gulf stability with attractive fundamentals. Individuals currently pay no personal income tax, and the property market has been strengthening steadily, with residential prices and rental demand both rising through 2025 and gross rental yields commonly in the region of 5 to 8 per cent. Foreign buyers purchase freehold within designated Integrated Tourism Complexes (ITCs), master-planned waterfront and resort communities such as Al Mouj Muscat, Muscat Bay, Jebel Sifah and Salalah Beach, where lifestyle, tourism infrastructure and international management sit alongside the residence itself.
Relative to the UAE, Oman often represents compelling value: entry prices and living costs are lower, the market is less saturated, and recent modernisation (including a new national real estate registry) has improved transparency for foreign and corporate owners. It is a smaller, less liquid market than Dubai, so resale horizons are longer, but for the right buyer that is a considered trade, not a drawback.
A qualifying real estate investment is one of several routes into the Oman Golden Visa, officially the Golden Residency Programme, relaunched in August 2025 under Oman Vision 2040. In plain terms, property investment starts from approximately OMR 200,000 (around USD 520,000), with higher thresholds applying to the longer, ten-year tier. There are two headline durations, a five-year and a ten-year residency, both renewable while the qualifying investment is maintained.
This is residency, not citizenship. The Golden Visa grants long-term settled status, not an Omani passport, and Oman does not offer citizenship by investment. Thresholds, tiers and tenure vary by route and are still evolving under a young programme, so figures here are indicative, quoted as approximate and from a stated minimum. Foreign purchases remain concentrated in ITC freehold zones, and a personal income tax on higher earners is legislated to take effect in 2028. Current terms should always be confirmed for your circumstances before you commit.
