Vanuatu's citizenship by investment is obtained through a non-refundable government contribution, not through real estate. Buying property here is a separate lifestyle and asset decision. We advise on the programme and the property, honestly and end to end.
Why Vanuatu
Vanuatu is a Pacific archipelago of some eighty islands, where the property conversation centres on two locations: Port Vila on the island of Efate, the capital and commercial heart, and Espiritu Santo to the north, prized for its natural beauty and slower rhythm. Buyers here find beachfront villas, hillside homes with harbour views, and development land, most held on long leasehold (commonly 75-year leases, renewable), with some freehold titles available. It is a genuine lifestyle and asset decision in its own right.
The fiscal setting is part of the appeal. Vanuatu levies no annual property tax, no capital gains tax and no personal income tax, which makes owning and holding property here straightforward to plan around. As with any overseas purchase, the value lies in sound title, honest due diligence and a clear-eyed view of resale and rental demand, all of which we assess with you before you commit.
This is where candour matters most. Buying property in Vanuatu does not grant, unlock or accelerate citizenship. The two are entirely separate. Vanuatu citizenship is obtained through a non-refundable government contribution under the Development Support Program (DSP), not through any real-estate purchase. For a single applicant the contribution begins from approximately USD 130,000 current DSP contribution levels, and Vanuatu remains among the fastest programmes in the world, with approvals typically issued in around one to two months.
The Vanuatu passport offers visa-free or visa-on-arrival access to roughly 90 or more destinations current visa-free count. Historically this has included the United Kingdom and the Schengen area, though European visa-free access has been under review and is subject to change current EU visa-free status, so we will only ever confirm the mobility position against official sources at the time you apply, never overstate it. You can read the full detail on our Vanuatu citizenship by investment page.
Mirabello Consultancy advises on both the property and the programme, and we keep them clearly apart. If you wish to own a home or investment asset in Vanuatu, we help you evaluate location, title, lease terms and the tax position on their own merits. If you are considering Vanuatu citizenship, we guide you through the DSP contribution, the due-diligence process and realistic timelines on their own merits.
Some clients pursue one, some pursue both, and we will tell you honestly when a property purchase serves your goals and when it does not. What we will never do is suggest that one buys the other. That honesty is the whole point of working with Mirabello.
Whether your interest is a Pacific home, a citizenship pathway, or an informed view of both, a Mirabello specialist will give you a clear and candid assessment. Arrange a complimentary, no-obligation consultation and we will help you organise the right next step.
