# Real estate and Armenia residency by investment

A property purchase alone does not give you residence in Armenia. Under the rules in force since 1 November 2026, the investment-linked grounds are business activity and investment.

Answer and evidence

## Can buying property in Armenia get me residency?

No official source names buying property as a ground for residence in Armenia. Since 1 November 2026, the amended Law on Foreigners offers permanent status through investment, whose conditions the Government sets and has not yet published, and temporary or permanent status through business activity. Whether real estate will count as an investment is not yet stated.

The grounds in force today

## What qualifies for Armenia residency by investment?

Armenia residency by investment now rests on two grounds in the amended Law on Foreigners: business activity under Article 29.4 and investment in Armenia under Article 29.6. The business test is written into the law, while the Government sets the investment conditions. At our last check, those investment conditions had not been published.

Read on the Migration and Citizenship Service notice of 30 October 2026 and the amended law, on the date shown above.

| Route | Minimum | Condition |
| --- | --- | --- |
| Business activity (Article 29.4) | Set by law or decree | Temporary or permanent status, with a capital, securities, account or turnover test in the law |
| Investment in Armenia (Article 29.6) | Set by law or decree | Permanent status directly; the Government sets the conditions, not yet published |

State fees apply on top.

From application to residence card

## How do you apply for residence in Armenia now?

Armenia residence applications now run through one electronic platform, with the decision due within 30 days of submission. Applications filed before 1 November 2026 stay under the previous rules. Permanent status through business activity requires temporary status first, while permanent status through investment does not, once its conditions are published.

- **Choose the ground** We compare business activity and investment with your plans. Business activity starts with temporary status; permanent status on that ground needs at least 3 years of temporary status within the previous 5.
- **Meet the conditions** For business activity, that means meeting the capital, securities, account or turnover test in Article 29.4. For investment, the conditions await a Government decision.
- **Apply on the platform** You register on the unified electronic platform and submit your documents there. If a required action is missed within 5 days of a notification, the proceedings are suspended.
- **Decision and card** The decision is due within 30 days of submission. Cards and certificates are issued in person, with fingerprints and an electronic signature.

What the status means

## What does Armenian residence status give you?

Armenian residence status gives you a lawful base in the country: temporary status for up to one year, or permanent status for five years. Work requires a work visa under the new rules. Holders may later apply for citizenship after 3 years of actual permanent residence, subject to the language and constitution requirements.

### Temporary or permanent

Temporary status runs for up to one year and permanent status for 5 years. You may hold only one status confirming lawful residence at a time.

### Time away

Absences of 183 days or more must be reported on the platform within 10 days. Permanent status based on investment or exceptional services is exempt.

### Path to citizenship

You may apply for citizenship after 3 years of actual permanent residence, with Armenian language and knowledge of the Constitution. The decision is discretionary.

Questions

## What do people ask about property in Armenia?

Armenia residency by investment changed on 1 November 2026, so older guides may no longer apply. The answers below reflect the Migration and Citizenship Service notice of 30 October 2026 and the amended law. Where the Government has not published a rule, each answer says so instead of repeating a figure from elsewhere.

### Does buying property in Armenia give me residency?

No official source says so. Neither the Migration and Citizenship Service notice nor the amended articles on business activity and investment name real estate as a ground for residence.

### Could real estate count under the new investor route?

That is not known yet. Article 29.6 leaves the conditions to the Government, and at our last check no decision setting amounts or qualifying assets had been published. Do not buy on that assumption.

### What is the minimum investment for Armenia residency by investment?

No amount has been published for the investment route. Figures in circulation are not official, so treat them as unconfirmed until the Government publishes its decision.

### Is there a fixed-price Armenia residency?

No official price exists for a residence package. The law sets a capital test for business activity, in Armenian dram, and state fees apply. A quoted package price reflects a provider's own services.

### How do I get permanent residency in Armenia?

The grounds include Armenian origin, family ties, business activity, investment and exceptional services, each with conditions set by law. Business activity requires at least 3 years of temporary status within the previous 5.

### Is there an Armenia golden visa?

Armenia has no programme under that name. The closest equivalent is permanent status through investment under Article 29.6, whose conditions are not yet published.

### Is there an Armenia citizenship by investment or passport by investment?

No such programme is in force. Citizenship is a separate, discretionary application after 3 years of actual permanent residence, with Armenian language and knowledge of the Constitution.

### How long does the decision take?

The official notice says Up to 30 days from submission. Applications filed before 1 November 2026 are decided under the previous rules.

### What happened to the older business and property routes?

The previous system ended for new applications on 1 November 2026, and the special residence status is no longer granted to new applicants. Existing holders of that status keep it until it expires.
